MORE DETAILED INFORMATION FOR INVESTORS
Assemblages
We occasionally find real estate opportunities where homeowners in a subdivision or a small neighborhood come together to sell their properties in one parcel to a developer or investor. If you are interested in learning more about such opportunities, please contact us and sign up on our buyer list. If you are interested in selling an assemblage or development, call us to schedule an appointment.
Asset Protection
Whether you are investing in real estate or other assets, we highly recommend that you obtain legal advice to protect any and all of your assets. This is even more prudent as you acquire real estate properties and when you sell real estate properties. Find out more about land trusts, limited liability companies, family limited liability partnerships, and 1031 exchanges to name only a few.
Auctions
As an investor, you may be interested in purchasing properties through auctions that our company has available, banks, businesses, non-profit organizations or charities, private auction houses, or sponsored by city, state, and federal government agencies. Check back on our website and look for available auction properties or join our buyer's list.
Foreclosures
There are many foreclosures on the market today due to homeowners' inability to continue to make their monthly mortgage payments. These homeowners are looking for solutions to help them solve their financial problems. As a real estate investor, we can help you find these properties that often require major repairs, landscaping, and cash to pay for overdue mortgage payments. Our goal is to create a win-win for the homeowner and the investor during these difficult and stressful times. It is also our goal to improve and beautify neighborhoods where such properties are located.
Fractionals
When you are looking for ownership in a second home or vacation home without the headache of maintenance or the expensive of owning such a beautiful piece of real estate, you can enjoy all of the benefits by purchasing a deeded share in such a property for a period of time during the year as well as the investment appreciation. Prices depend on the location, amount of time per year, number of bedrooms, and level of luxury. We have such waterfront and mountain properties available for your consideration.
Rehab Properties
If you are interested in rehabbing investment properties that require cosmetic work or major repairs, we can assist you in locating those properties that are often sold as is and provide no termite letter. We have gained our own experience and expertise in remodeling, rehabbing, and renovating by working on rental properties and new construction.
RENTALS
Lease/Option
Homeowners are sometimes interested in leasing a property so that they can move and purchase another home in a different area after their home has not sold within a specific period of time. With a lease/option, the mortgage payment is covered for the homeowner or lessor and the tenant or lessee has the option to purchase the home at a later date. We have another win-win for both parties.
Landlord opportunities
Some investors are looking for long term investments that provide rental income, depreciation and other tax benefits, as well as appreciation. Should you be focused on the purchase of rental property, we can help you find those properties.
Vacation Rentals and Second Homes
We specialize in helping investors and second home buyers find that right prospect for a vacation rental. We can help you with the numbers and assist you toward reaching your objective of positive or (more likely) neutral cash flow. Our experience with different types of vacation rentals and their various business components will aid you in buying an appreciating asset that your overnight guests will help you amortize. Because we know vacation rental markets and manage vacation rentals, we KNOW the business and can guide you toward a sound vacation rental purchase.
Short Sales
We work with banks to resolve the homeowner's financial situation and to help such homeowners rebuild their lives. Loss mitigation departments of banks are often overwhelmed with paperwork and want to minimize the number of foreclosures on their books to maintain higher cash reserves. We facilitate a smooth transition between the homeowner, the bank, and the investor.
Tax Liens
Delinquent taxes by homeowners cause counties to place a tax lien or demand note on a homeowner's property. The lien holder or county sells these liens to investors and the real property is the collateral. If a homeowner is not able to pay the back taxes, penalties, and interest accrued, the investor has the right to foreclose on the property. We
include such properties in our investment portfolio on occasion, so be sure to add your name to the buyer's list.
1031 Exchanges
According to Section 1.1031 of the Internal Revenue Code, you may exchange business or investment property of a like kind without incurring a gain or loss. However, if you also receive other property or financial assets that are not like kind, gain is recognized. These exchanges must meet certain criteria and time restrictions, so it is advisable to plan in advance and look at your options to optimize your investments and to work with a qualified intermediary on such an exchange. Our role is to inform you of your options and work with you on finding like kind properties.
